Construction company seeks to devastate the Sian Ka’an Reserve in Tulum

The construction company Obra Prima seeks to build a housing complex on land belonging to the Sian Ka’an Biosphere Reserve, alleging that there is an excessive demand for the purchase of real estate in Tulum

(TULUM, QUINTANA ROO – SEMARNAT) January 18, 2022.- The property where the construction company intends to develop the project called Villas San Juan, is located in Region 21, block 60, lots 25, 25-1 and 25-2, on the Tulum highway, Ruinas-Punta Allen, in Punta San Juan, and contemplates an investment of approximately 40 million pesos (2 million USD), plus an additional half million pesos, for prevention and mitigation measures, as it is established in the Unified Technical Document (DTU) issued by the Ministry of Environment and Natural Resources (Semarnat).

The project consists in the construction of Three Villas, each one on a plot of just over one hectare, which will have the access road to the house, parking, access to the beach, a wind generator, a microtreatment water plant under the housing, and water storage area.

“Due to the boom in development in the municipality of Tulum, there is a demand for housing and these types of real estate options,” says the promoter in his DTU, where they also contemplate 18 months to the execution of works and a useful life of 50 years.

For this, an area of ​​2,075.94 square meters will be cleared of forest land, to build on an area of ​​814.46 square meters and leave a conservation area of ​​27,998.51 m2.

The same promoter, in his document, acknowledges that the site where he intends to develop, being in a Protected Natural Area of ​​​​Quintana Roo, does not have any type of urbanization.

If the project Villa San Juan is authorized, there is a risk that other businessmen will present similar projects to settle throughout the Sian Ka’an Biosphere, and that wil be totally negative for environmental preservation, not only in Quintana Roo, but nationwide.
