The perimeter of the magical neighborhoods of Merida became an area of high rates for the rental of properties for Yucatecans, making it almost impossible to occupy houses or apartments between 5 thousand and 13 thousand pesos, due to the growing gentrification.
Since the naming of the magical neighborhoods last year made up of La Ermita, San Sebastián, and Xcalachén, the costs of rents and sales of houses have skyrocketed in the area.
However, according to a study among citizens, young Yucatecans face a dilemma in acquiring a house or rent it for the rest of their lives, since they see it as impossible to get the necessary points or the established amount to acquire a house, in addition to the fact that each year the value grows.
In this sense, rents also generate controversy, since in some areas of the city the rates are higher than in others, for example, if you focus on the magical neighborhoods located in the center of Merida, they become “exclusive.”
With the change of style and the adaptations, designed mainly for foreigners, the costs can vary, as in some places four thousand pesos rents can be found, in other areas, the minimum is nine thousand pesos per month, depending on the size, if it is furnished, or if the bills are included.
In La Ermita de Santa Isabel, a “studio-type” apartment consisting of two rooms: the main one where there is a bedroom, the kitchen, and a small bathroom, with some furniture such as tables, chairs, refrigerator, and stove, is around 5,500 pesos per month, being the most economical.
On the other hand, a 100 m² house with a colonial design could cost up to 16 thousand pesos per month, plus at the time of renting they have to pay the deposit, the contract, and one month in advance, raising the initial amount to three times.
In the Xcalachén neighborhood, “regulated” prices remain, however, it is one of the places with the highest affluence, which will soon increase its rental costs.
