Campeche is a port city in Mexico, located on the Gulf of Mexico. It is known for its preserved baroque colonial buildings, military architecture and walled historic district. In response to pirate attacks, the city was fortified in the 17th century and 2 hill forts are museums today.

While Cancún and Playa de Carmen are growing in foreign population and are the cities with the greatest increase in capital gains in the Yucatan Peninsula, the foreign population that wants to invest in assets in Campeche is of European and Canadian origin. Their objective is generally to live quietly in traditional neighborhood areas such as Guadalupe, San Francisco, and San Román, mainly, said Nelson Danilo Gallardo Ordoñez, real estate professional.

Gallardo Ordoñez was president of the Mexican Association of Real Estate Professionals (AMPI) Campeche section a little over four years ago, since then he has remained in his Real Estate company, close to the Guadalupe neighborhood, and therefore he has had the experience of close sales to a foreign population that currently resides in the entity in a calm and low-profile manner.

“Yes, there is a foreign population, many take the opportunity to see properties when they come to vacation in the city for hours or a couple of days, and the tourism that comes to Campeche is cultural, that is, it comes to seek tranquility and, in that sense, it is They fall in love with the entity, as those who are looking for a home here have explained to me,” he said.

He also reported that these new inhabitants look for houses in traditional neighborhoods, with Guadalupe, San Francisco, and San Román being mainly the neighborhoods with the greatest capital gains where they are interested, and since their currency has greater purchasing power, they do not hesitate to make a deal when they find houses with four large bedrooms, and large spaces, and that in addition to being between 2 and 3 million pesos, they sometimes rebuild, he noted.

The state of Campeche is located in the southeast of the Mexican Republic.

“The foreign population is very small, I couldn’t give you a number, but I have served some clients interested in buying a home here, they are not looking for luxury subdivisions or extravagant areas, but rather they are looking for historic houses, you can go to any of these neighborhoods, and You will find some tenants from France, England, Italy, or even Canada who have French influence, but nothing from Americans,” he said.

In addition, he mentioned that the interested parties are foreigners from the age of 40 onwards, that is, people who have already worked, retired, and pensioned, who are already seeking to enjoy their assets, family, and money, for this reason, it is difficult to see them on the streets, since They are more accustomed to tranquility. The American population is the one that arrives in the areas of Cancún, Playa de Carmen (in Quintana Roo) and Mérida, Progreso, and beach areas such as Río Lagartos in Yucatán.
